Do you need a structural engineer for a renovation?

Some renovation work needs structural engineering and some does not, and the line between them is not about how big the job feels. Here is what an engineer produces, which work triggers the requirement, and who actually decides.

You need a structural engineer whenever structural adequacy has to be demonstrated rather than assumed — removing or altering load-bearing elements, adding load to an existing structure, changing footings, or building on difficult ground. In practice the building surveyor or certifier assessing your application determines what engineering is required, and the requirements vary by state.

The question sounds like it should have a simple answer, and the reason it does not is that Australian construction allows two different routes to proving a structure will stand up. Understanding which route your job takes explains almost everything about whether an engineer is involved.

The two routes to structural adequacy

The National Construction Code requires that a building be structurally sound. It does not require that an engineer say so. Compliance can be shown either by following a deemed-to-satisfy standard — the timber framing standard, for example, with its span tables for joists, bearers, lintels and studs — or by specific engineering design.

If the work sits inside the tables, a builder can size members directly from the standard and no engineer is needed. If the work sits outside them — a longer span, an unusual load path, a member carrying something the tables never anticipated — then the tables no longer apply and the structure has to be designed. That is the moment an engineer enters.

This is why two jobs that look similar can have different answers. The question is never how big the renovation feels. It is whether the structural situation falls inside a published table or outside it.

What a structural engineer actually produces

Engaging an engineer is not a consultation. It is a deliverable, and knowing what you are buying helps you compare fees sensibly.

  • Structural computations — the calculations demonstrating that the proposed members and connections carry the loads.
  • Structural drawings and details — beam and column sizes, connection details, reinforcement, footing design, and how loads travel down to the ground.
  • A design certificate or statement, where the approval pathway in your state requires one.
  • Specified inspections, if engaged for them — nominated hold points where the engineer attends before work is covered.

The drawings are the part that matters on site. A beam size on its own is not a design; how that beam is supported, what it bears onto, and how the load reaches a footing is the design. Jobs get held up when the size arrives without the details.

Work that almost always needs an engineer

  • Removing or partially removing a load-bearing wall, or forming a new opening in one.
  • Removing internal walls that provide bracing, even where they carry no vertical load.
  • Adding a storey, or adding significant load to an existing structure.
  • Any work to footings — underpinning, restumping, new footings tied to old.
  • Steel beams, portal frames, or long-span openings.
  • Altering roof structure, including removing or cutting trusses.
  • Retaining walls above the height threshold that applies in your state.
  • Building on reactive clay, fill, or sloping sites, where footing design responds to the soil report.

Work that usually does not

  • Removing a wall that is genuinely non-structural — though establishing that it is non-structural is itself the hard part.
  • Like-for-like replacement that changes nothing structurally.
  • Linings, finishes, cabinetry, tiling, painting and fit-off.
  • Small non-structural outdoor structures within the exempt thresholds that apply in your state.

The pattern is consistent: if the load path through the building is unchanged, engineering is generally not triggered. If the load path is altered, interrupted or added to, it usually is.

Who decides — and why the answer varies

The decision sits with the building surveyor or certifier assessing your application. They are the ones who determine what documentation is required before a permit or approval is issued, and they are the ones who will not issue it without the engineering they consider necessary.

Titles and processes differ across the country — building surveyor in some states, private or accredited certifier in others — and the thresholds for exempt work differ as well. So does the requirement for the engineer to be formally registered, which several states now mandate for engineers providing services in the building sector. Check the position in your own state, and ask the surveyor early rather than assuming what applied on a friend's job in another state applies to yours.

When to engage the engineer

Timing is where most of the avoidable cost sits. The engineer is inexpensive relative to the work; engaging one late is not.

  1. Before the design is finalised. An engineer consulted at concept stage can often tell you that a slightly different opening width, or a post in a slightly different place, removes a large amount of steel. Consulted after the drawings are fixed, they can only price what has already been decided.
  2. Before you go out for quotes. Without engineering, every builder prices a different assumption, and the quotes cannot be compared. This is one of the most common reasons tenders come back wildly apart.
  3. Before demolition, where possible. The engineer often needs to see what is there — and occasionally needs to see it opened up, which is a second visit rather than a surprise.
  4. Book the nominated inspections into the program. If the engineer specifies hold points, those are dates on the schedule, not phone calls made on the day.
  5. Keep the documentation. Computations, drawings and inspection records belong with the approval paperwork. They are asked for at sale far more often than people expect.

Common questions

Is a structural engineer the same as an architect or building designer?

No. An architect or building designer resolves how the building works spatially and how it looks. A structural engineer resolves how it stands up. On a structural renovation you will often need both, and they work from each other's documents.

Can the builder just size the beam?

Where the situation falls within the deemed-to-satisfy span tables, sizing from the standard is a legitimate and normal part of the work. Where it falls outside them, the structure requires design, and a builder acting properly will tell you that and ask for engineering. If you are unsure which case you are in, ask the surveyor.

Do I need an engineer to remove a wall?

Only if the wall is load-bearing or bracing — but you often cannot tell from below. Walls that carry ceiling joists, sit under a roof strut, or run perpendicular to floor joists are all candidates. Establish what the wall does before you plan around removing it.

Will the engineer inspect the work as well?

Only if engaged to, and sometimes the approval requires it. Inspection is usually a separate scope from design, so confirm at the outset whether attendance at hold points is included in the fee.

What does the engineer need from me?

Any existing drawings, the proposed plans, a soil report where footings are involved, and physical access to the building. The more accurate the information about what is already there, the fewer assumptions have to be built into the design — and assumptions in structural design are always resolved conservatively, which means more material.
